A waterfront house built for the wind
Ground-up construction on a flood-zone parcel, engineered for exposure and detailed for salt air from the foundation up.

- Area
- 6,340 sq ft
- Duration
- 61 weeks
- Flood zone
- AE, elevated
- Glazing
- Large-missile rated
The brief
The architect's drawings called for wide spans of glass on an exposed waterfront lot. The build had to satisfy flood elevation, wind load, and a tight neighborhood construction window.
How we built it
- 01
Ran constructability review during design and resolved six span and anchor conflicts before permitting.
- 02
Coordinated geotechnical, survey, and elevation certificate work in parallel with the permit filing.
- 03
Specified stainless fasteners and isolated dissimilar metals throughout the envelope for salt exposure.
- 04
Sequenced deliveries around island access hours to keep the street open.
Outcome
Certificate of occupancy issued on the scheduled week. The wind mitigation package earned the owner a documented insurance credit.
