  • What does a whole-home renovation cost in Miami-Dade?

    Most whole-home renovations we contract land between $310 and $460 per square foot, before an HVHZ envelope replacement. Custom new construction runs $420 to $650. The range narrows quickly once we walk the property and see the drawings.

  • How long does permitting take?

    Design and permitting typically runs eight to fourteen weeks depending on jurisdiction and whether design or historic review applies. Our permit team files and tracks it in-house, and we sit in the review meetings.

  • Do you work from my architect's drawings?

    Yes, and we prefer to see them during design. Constructability review before permitting is the cheapest hour anyone spends on a project. If you do not have an architect, we will introduce you to two or three whose work fits yours.

  • Can we live in the house during construction?

    For kitchen, bath, and addition work, usually yes. We build sealed containment with negative air and clean the site daily. For a full gut, no, and we will say so at the first meeting.

  • How do you handle change orders?

    Allowances are set with real subcontractor quotes, not placeholders, so the budget you sign is the budget. Change orders happen when you change your mind or when a wall opens to a genuine surprise, and both are priced in writing before work proceeds.

  • Are you licensed and insured?

    Solterra Builders is a Florida Certified General Contractor, licensed and bonded, carrying general liability and workers compensation. Certificates go out with every proposal.

  • What warranty do you carry?

    Two years on workmanship plus manufacturer warranties, registered by us. We return for a walkthrough at eleven months so anything found is corrected inside the first year.

  • How do you communicate during the build?

    One superintendent on site daily and reachable directly, a weekly owner walkthrough, and a photo log updated every Friday. Schedule, selections, and invoices live in one place.
