Discovery
A principal walks the property with you and your architect. You leave with a real budget range and a real calendar, not a placeholder.
II
Preconstruction
Drawings, allowances, and subcontractor bids locked before demolition. Our permit team files with Miami-Dade while the drawings are still warm.
III
Construction
One superintendent, one schedule, weekly owner walkthroughs, and a shared photo log updated every Friday.
IV
Closeout
Punch list, certificate of occupancy, warranty binder with every NOA and product spec, and a walkthrough at eleven months before the warranty year closes.
